Resolution:

BE IT RESOLVED, that the Executive Director be authorized to negotiate Amendment 1 to Lease Agreement A177633 with Somali Health Solutions, LLC, for the lease of 1,780 square feet at 2215 East Lake Street, Minneapolis, MN, updating the legal description of the property; that following review and approval by the County Attorney’s Office, the Chair be authorized to sign the amendment on behalf of the Authority; and

 

BE IT FURTHER RESOLVED, that the Executive Director be authorized to negotiate Amendment 1 to Lease Agreement A189145 with Seward Pharmacy LLC, for the lease of 1,422 square feet at 2215 East Lake Street, Minneapolis, MN, updating the legal description of the property; that following review and approval by the County Attorney’s Office, the Chair be authorized to sign the amendment on behalf of the Authority; and

 

BE IT FURTHER RESOLVED, that the Executive Director be authorized to negotiate Amendment 1 to Lease Agreement A2110844 with First Independence Bank, for the lease of 4,296 square feet at 2215 East Lake Street, Minneapolis, MN, updating the legal description of the property; that following review and approval by the County Attorney’s Office, the Chair be authorized to sign the amendment on behalf of the Authority; and

 

BE IT FURTHER RESOLVED, that the Executive Director be authorized to negotiate Amendment 1 to Lease Agreement LS00000019 with Hennepin Healthcare, for the lease of 12,216 square feet at 2215 East Lake Street, Minneapolis, MN, updating the legal description of the property; that following review and approval by the County Attorney’s Office, the Chair be authorized to sign the amendment on behalf of the Authority.

Background:

Resolution 14-HCHRA-0043 authorized acceptance of Hennepin County capital funding and various agreements for the acquisition and development of property located at the southwest corner of East Lake Street and Hiawatha Avenue in Minneapolis (Project). The Project included construction of the South Minneapolis Human Services Center and associated parking, a public plaza, and privately developed multifamily housing. HCHRA is a party to four lease agreements for space at the South Minneapolis Human Services Center:

 

  • Agreement A177633 with Somali Health Solutions, LLC, dba Briva Health, for the lease of 1,780 square feet
  • Agreement A189145 with Seward Pharmacy LLC, for the lease of 1,422 square feet
  • Agreement A2110844 with First Independence Bank, for the lease of 4,296 square feet
  • Agreement LS00000019 with Hennepin Healthcare, for the lease of 12,216 square feet

 

Title to the overall Project has recently been registered and a new Registered Land Survey dividing the property into parcels that reflect the development has been filed. The proposed lease amendments will add the legal description of the Registered Land Survey parcels being occupied by each respective tenant, which will assist with post-title registration title clean-up administration.

 

Resolution 19-HCHRA-0023 (adopted June 11, 2019) authorizes conveyance of the South Minneapolis Human Services Center (and transfer of the above leases) to Hennepin County upon completion of the land registration process.

 

Current Request: Authorize the negotiation and execution of amendments to four lease agreements for space at the South Minneapolis Human Services Center building located at 2215 East Lake Street, Minneapolis.

 

Impact/Outcomes: This action will facilitate the completion of title registration work for the Lake and Hiawatha Redevelopment Project.
